What types of floor plans are available?
We offer one-, two-, and three-bedroom apartment homes.
What is included in the rent?
Monthly rent includes your apartment home, parking, and access to community amenities. There are no additional charges for parking or amenities.
Which utilities are included, and which are the resident’s responsibility?
Residents are responsible for all utilities. Water, sewer, garbage, recycling, common area electricity, and common area gas are billed back monthly through Conservice using a usage-based formula and added to your rent statement.
Residents must also establish an electricity account directly with our local utility provider, EWEB, which bills separately each month.
Are apartments furnished or unfurnished?
All apartments are unfurnished.
What in-home amenities are included?
Each home features energy-efficient stainless steel appliances, quartz countertops, vinyl plank flooring, patio storage, and modern finishes. Select layouts include walk-in closets, and third-floor homes feature vaulted ceilings.
What laundry options are available?
All homes include in-unit laundry.
What community amenities are available?
Residents enjoy a 24-hour fitness center, community room, seasonal swimming pool, dog wash station, two bike storage areas, playground, dog park, walking path, and EV charging stations.
Is there an on-site fitness center? What equipment is available?
Yes, our fitness center is open 24 hours a day and includes a StairMaster, rowing machine, two treadmills, stationary bike, Smith machine, two benches, free weights, and additional equipment.
Is there a community clubhouse or lounge area?
Yes. The spacious community room features a coffee bar, full kitchen, fireplace, and large TV.
Are EV charging stations or bike storage available?
Yes. We offer two EV charging areas with a total of four charging stations. Additionally, there are two designated bike storage areas on the property.
Are co-working spaces or business centers available?
While we do not have a dedicated business center, the community room provides an excellent space for working or meetings.
Do you offer smart home or modern technology features?
Yes. Through our partnership with SmartRent, residents enjoy keyless front door entry, smart entryway lighting, and keyless access to community amenities.
Are there outdoor community spaces such as courtyards or BBQ areas?
We do not currently offer designated outdoor lounge or BBQ areas.
Are there eco-friendly or green features?
Each home includes energy-efficient appliances, and recycling services are available in all trash areas.

Is the community pet-friendly? What are the pet policies and fees?
Yes, we welcome pets with a maximum of two per household. Breed restrictions apply—please contact the office or visit our website for details.
Pet rent is $25 per pet per month. Deposits are $500 for the first pet and $300 for the second pet ($800 maximum).
Is renters insurance required?
Yes, renters insurance is required for all residents.
What is the application process?
Applications can be completed online at www.livehuntersridge.com.
What lease terms are offered?
Please contact the leasing office for current lease term options and availability.
Is there an application fee?
Yes, the application fee is $10 per applicant. Every adult who will reside in the apartment must submit an application and pay the fee.
Are co-signers or guarantors allowed?
Yes, co-signers and guarantors are permitted.
How can I pay rent?
Rent can be paid online through the resident portal with:
Bank account (no fee)
Debit card ($5.95 fee)
Credit card (3% fee)
Payments may also be made by personal check, cashier’s check, or money order during office hours or placed in the after-hours drop box.
Is the community pet-friendly, and are there pet amenities?
Yes. The community features a dog park and dog washing station.
Is there a pet deposit or monthly pet rent?
Pet rent is $25 per pet per month. Deposits are $500 for the first pet and $300 for the second pet ($800 maximum).
Is parking available? Is it assigned?
Yes. Each home includes one reserved parking space. Additional unnumbered parking is available throughout the community for extra vehicles or guests. A maximum of two vehicles per household is permitted.
Is guest parking available?
Yes. Guests may park in any open, unnumbered space.
How are utilities set up?
Residents must establish their own utility accounts. Electricity is set up directly with EWEB. Internet service must be arranged with one of our approved providers, Xfinity or Lumen.
Is the community gated or secured?
No, the community is not gated.
Are there security cameras or patrol services?
Yes, the community has security cameras and a security company that conducts after-hours patrols.
How are emergency maintenance requests handled?
Maintenance is available for emergency repairs. For after-hours emergencies, please call (458) 209-1284.
What public transportation and trails are nearby?
Bus Route 36 provides convenient service near the community. Nearby bike and walking trails include Wild Iris Ridge Park, Willow Creek Preserve, Meadowlark Prairie, and the Fern Ridge Trail.
What schools serve the area?
The community is served by Twin Oaks Elementary, Kennedy Middle School, and Churchill High School.
Are grocery stores, restaurants, and shopping nearby?
Nearby grocery stores include Target, Walmart, Fred Meyer, Albertsons, and WinCo. Dining options include Forresters, Abby’s Pizza, and El Super Taco. Shopping destinations such as Oakway Center, Valley River Mall, and 5th Street Public Market are just minutes away.
What outdoor recreation opportunities are close by?
Residents enjoy easy access to Wild Iris Ridge Park, Willow Creek Preserve, Meadowlark Prairie, Fern Ridge Trail, Skinner Butte, Alton Baker Park, and many additional outdoor destinations in the area.
